Crawford Hoying Announces Development of Marysville Distribution Facility for ScottsMiracle-Gro

April 24, 2023

MARYSVILLE, OH - Crawford Hoying is excited to announce its development of a 1.3 million SF distribution facility for The Scotts Miracle-Gro Company. Constructed by Contegra Construction, the new building is located in Marysville, Ohio, within two miles of ScottsMiracle-Gro’s headquarters and primary manufacturing plant. This building will enhance capacity and distribution capabilities for the company.

“We are absolutely thrilled to help Scotts Miracle-Gro simplify and expand its supply chain capabilities through our development of this highly-efficient, modern distribution center,” said Nelson Yoder, Principal of Crawford Hoying Development. “This massive project represents another big win for the Columbus region thanks to support provided by Union County, the City of Marysville and JobsOhio.”

Located on an 84-acre site at 12575 Industrial Parkway, this state-of-the-art building will offer 8,000 SF of office space with the remaining 1.29 million SF utilized for handling and storage of product up to 38 feet high, the new “standard” specification for regional and national distribution storage space. The project will also include 120 dock doors, more than 230 trailer parking spots and on-site scales.

“This project is a reflection of our continued focus on driving efficiencies throughout our supply chain network” said Melanie Vodnick, Director, Corporate Real Estate for ScottsMiracle-Gro. “We will realize immediate efficiencies, gain flexibility and accommodate future growth.”

The facility will consolidate existing ScottsMiracle-Gro facilities into a central location. It is expected to create up to 40 jobs in the near term. Crawford Hoying had ScottsMiracle-Gro in mind when purchasing the land through Avison Young and worked with commercial real estate finance company, Walker & Dunlop, to fund the new build-to-suit industrial building. ScottsMiracle-Gro was represented in the lease transaction by Phil Pelok and Joe Kimener of CBRE. ScottsMiracle-Gro will lease the building from Crawford Hoying.

"Over the last decade, with its close proximity to Columbus, there has been significant expansion in the Marysville market with numerous industrial developments and new multi-family development to accommodate a growing market,” said Chad Kiner, Managing Director of Capital Markets at Walker & Dunlop.

Construction on the ScottsMiracle-Gro facility is 70% complete with an expected opening in summer 2023.
