Crawford Hoying developed a 1.3 million SF distribution facility for The Scotts Miracle-Gro Company. Constructed by Contegra Construction, the new building is located in Marysville, Ohio, within two miles of ScottsMiracle-Gro’s headquarters and primary manufacturing plant. This building will enhance capacity and distribution capabilities for the company.

In 2023, Crawford Hoying began working with Contegra Construction on an infill speculative warehouse project near the eastside of Columbus, Ohio, making it the first large Class-A warehouse project constructed in the neighborhood in more than 40 years. The new warehouse will be easily accessible to Interstate 70, the new Intel Chip Fab and the entire Ohio region. Additionally, an American Electric Power (AEP) substation is adjacent to the future development which can provide up to 10 MW of electricity to the building.

In 2022, Crawford Hoying developed the Rickenbacker Cold Storage Logistics Center located at 2099 Wright Brothers Avenue, adjacent to the Rickenbacker International Airport in Columbus, Ohio. The Rickenbacker Cold Storage Logistics Center is the first speculative freezer facility built in Ohio in a generation.

Microporous LLC, a leading manufacturer of battery separators, has committed to invest $1.35 billion to establish a new manufacturing facility in Pittsylvania County, marking a new chapter in Virginia’s manufacturing story. The company will occupy two phases of the project at the Southern Virginia Megasite, with each phase covering approximately 500,000 square feet.

Crawford Hoying is serving in a dual role on this project as developer of the building project and as the owner’s representative for Microporous. In these roles, Crawford Hoying is responsible for coordination and oversight of project design, bidding, financing, construction and tax credit reporting.

In 2023, Crawford Hoying joined forces with BGO Cold Storage and contractor, Contegra Construction, to build a Class A, state-of-the-art freezer-cooler building located at 2865 Charter Street in Columbus, Ohio. The freezer-cooler is located one mile from I-270, three miles from I-70 and is in close proximity to two international airports, John Glenn Columbus International Airport and Rickenbacker International airport.

The 179,000 SF building includes a 50-ft freezer clear height, providing 141,824 SF of freezer space. Additional details of the freezer-cooler include 32,346 SF devoted to dock space with the remaining square footage available for mechanical and office space. The building offers 29 docks, 49,000 pallet positions and 39 trailer parking spaces.

Crawford Hoying is currently serving as the owner's representative for Continental Industries. Through this role, Crawford Hoying provides entitlement, design, and construction management services for the new office/warehouse building located adjacent to Crawford Hoying’s Outerbelt Distribution Center, which was completed in 2024. The building will feature approximately 3,200 SF of office space and 22,000 SF of warehouse space, including two dock doors, one drive-through overhead door and a covered canopy for delivery operations. The building is set for completion in Q2 of 2026.

Crawford Hoying has once again partnered with BGO Cold Storage and Contegra Construction following the successful completion of Charter Street to develop a state-of-the-art cold storage facility in Fairborn, Ohio. Strategically located at the intersection of I-675 and State Route 235, just minutes from the I-70 corridor, the 196,400-square-foot facility features a 50-foot freezer clear height, providing 156,293 square feet of freezer space. More than 30,570 square feet are allocated for the cold dock, while the remaining space accommodates office areas and mechanical systems. The building includes 28 dock doors, 54 trailer parking spaces and 34,100 pallet positions. The project is scheduled to open in Q2 2026.
