ScottsMiracle-Gro Regional Distribution Center is a 1.3 million SF class A logistics facility strategically located less than 2 miles from the company’s central manufacturing facility and global headquarters. The facility consolidated five smaller ScottsMiracle- Gro distribution centers into one, reducing the trucking and use of fossil-fuels while also adding new capacity and capabilities for the company. 

Crawford Hoying served as the sole developer for this project and acquired land, secured incentives, oversaw design and construction, sourced all debt and equity, and provided management services after turnover.

Crawford Hoying developed this 205,000 SF flex warehouse on an infill site near John Glenn International Airport in Columbus, Ohio. The 30-acre property sat as vacant land for decades due to a combination of complex site challenges which rendered the land nearly impossible to develop: two gas pipeline easements, an obsolete right-of way bisecting the site, floodplain, wetlands and more. Crawford Hoying applied its problem-solving skills to solve these issues and deliver a class A building fully leased shortly after completion to five tenants in the technology, manufacturing and pharmaceutical sectors.

Crawford Hoying developed this 160,000 SF speculative Class A freezer/cooler adjacent to the Rickenbacker International Airport in Columbus, Ohio – known as the first fully-speculative cold storage project built in the Midwest. Crawford Hoying developed the capital-intensive project to provide the Columbus region with a state-of-the-art, energy-efficient offering that could compete on a national level to attract critical cold-chain end users to the market. 

Premium Brands selected the building to serve its international network of SK Food Group manufacturing facilities located across the US and Canada.  The building incorporates advanced energy-saving features and a comprehensive approach to meeting the highly specialized functional and operational needs of the frozen food industry.

Microporous LLC, a leading manufacturer of battery separators, has committed to invest $1.35 billion to establish a new manufacturing facility in Pittsylvania County, marking a new chapter in Virginia’s manufacturing story. The project will be constructed in multiple phases on the Southern Virginia Megasite. 

Crawford Hoying is serving as developer and project manager for Microporous and is leading the delivery of their first phase of this project: a new 391,000 SF building including  manufacturing, clean and dry rooms, labs, offices and other support spaces. Crawford Hoying is overseeing construction and assisting Microporous in administration of U.S. Department of Energy Grants and other incentives awarded to the project.

In 2023-2024, Crawford Hoying led the development of this 179,000 SF Class A, state-of-the-art freezer-cooler building located in Columbus, Ohio. This 50-foot clear facility is fully leased to McLane Food Service / Kinexo.

Charter Street earned Best New Industrial Project award at the Columbus Business First 2025 Building Columbus Awards. The award recognizes the new, state-of-the-art, LEED Gold Certified cold storage facility for its development on a formerly vacant infill site in Columbus, Ohio.

Completed in 2026, Crawford Hoying served as the owner's representative for Continental Industries. Through this role, Crawford Hoying provided entitlement, design, and construction management services for the new office/warehouse building located adjacent to Crawford Hoying’s Outerbelt Distribution Center, which was completed in 2024. The building features approximately 3,200 SF of office space and 22,000 SF of warehouse space, including two dock doors, one drive-through overhead door and a covered canopy for delivery operations.

Crawford Hoying led the development of this 196,400 SF cold storage facility near Dayton, Ohio, strategically located at the intersection of I-70 and I-675. In addition to its highly efficient freezer/cooler spaces, this facility also features blast freezing and layer picking capabilities to deliver additional savings for building tenant Bob Evans Farms and parent company Post. The building is LEED Gold Certified.
