Construction Management Company Relocating to Downtown Dayton

DAYTON, OHIO – Brackett Builders Inc. (Brackett) announced today its plan to relocate its corporate headquarters from Troy, Ohio to downtown Dayton in Water Street District. The full service general contractor and construction management company will occupy 5,500 SF of office space at 424 E. First Street. The mixed-use building, called Madison on First, will also include 11,000 SF of retail/restaurant space and 3,900 SF of patio/plaza space. Madison on First will be prominently located within Water Street, adjacent to RiverScape MetroPark and the Day Air Ballpark, home of the Dayton Dragons.

“Over the past few years while working on construction projects in the area, we’ve really come to love downtown Dayton,” said Tom Hoying, president of Brackett Builders. “When we decided to expand our corporate office, we quickly determined that there was no better place than Water Street for our new headquarters.”

As part of the project, Brackett plans on restoring much of the original structure of the 120-year-old building which was formerly home to City Forge & Iron Works and once owned by Andrew Plocher. Construction will include soda and walnut blasting of the original brick and structural wood on the historic building to restore both to their previous conditions. In addition, installation of new windows and lighting will highlight the restored elements. M+A Architects, the architect on the project, is even working the existing mechanical gears into the office’s new floorplan.

Madison on First will be the newest in a long line of construction projects thus far for Brackett in the City of Dayton. In addition to this site, Brackett has led the construction of (in partnership with developers Crawford Hoying and Woodard Development) the recently opened Centerfield Flats, the historic renovation and restoration of Delco Lofts and the recently announced developments of AC Hotel and The Monument. Additional projects include the first new hotel built in downtown Dayton in decades, Fairfield Inn & Suites, Water Street Apartments and Flats, 312 Patterson Office Building and “The Delco” —the upcoming redevelopment of the 550,000 SF Mendelson Liquidation building.

In addition to work on these notable Water Street projects, Brackett previously built the 114-acre, 74,000 SF Aileron building and campus in the greater Dayton area, as well as multiple expansion projects at Carillon Historical Park.

Construction is underway now on Madison and First, with an estimated spring 2021 completion for the office portion of the project. Additional tenants within the development will be announced shortly.
