Crawford Hoying Announces New AC Hotel in Downtown Dayton

134-key hotel with rooftop restaurant, bar and event space planned for Water Street District

DAYTON, OHIO – Crawford Hoying announced today its plan to construct a 134-room AC Hotel by Marriott in Dayton, Ohio. This hotel is part of the redevelopment of the overall Mendelson site purchase with construction set to begin in March 2020. The AC will be prominently located in Water Street District on East First Street, adjacent to the Dragons Stadium, home of the Dayton Dragons.

The new AC Hotel will encompass nearly 90,000 SF in total with a lounge, media library, fitness center and flexible meeting spaces. Most notably, it will feature a 6,100 SF rooftop restaurant and bar with indoor and outdoor patios offering unparalleled views of the Dragons Stadium, the riverfront and downtown Dayton. The rooftop will also include 1,700 SF of private event space with a connected 800 SF private outdoor terrace, available for weddings or corporate events.

Although the AC building will be ground-up new construction, the design will keep consistent with Dayton's rich history of industrial productivity. The exterior of the building (see attached rendering) has been designed to fit with the overall architecture of the area and surrounding buildings. The interior will also feature an artful combination of sculptural, mixed media and prints that connect to the industrial nature of the city.

The AC Hotel will be the newest in a long line of development projects thus far for Crawford Hoying in the City of Dayton. In addition to this site, Crawford Hoying has developed (in partnership with Woodard Development) the historic renovation and restoration of Delco Lofts, now home to 133 apartments and Lock 27 Brewery, the Water Street Apartments and Flats, and the recently opened Centerfield Flats with key restaurant tenant Local Cantina. Additional projects include Fairfield Inn & Suites, 312 Patterson Office Building and “The Delco” —the upcoming redevelopment of the 550,000 SF Mendelson Liquidation building.

Prior to the 98-key Fairfield Inn & Suites that Crawford Hoying and Woodard Development built in 2018, downtown Dayton had not seen the construction of a hotel in nearly two decades. The Fairfield Inn & Suites opened in October 2018 and its performance to date has far exceeded expectations.

Construction is set to begin on the new AC Hotel next month with an estimated opening of late 2021.
