Crawford Hoying acquired the project site of Bridge Park West in two separate land purchases in 2012 and 2014. The 10-acre assemblage consisted of two 25-year-old office buildings surrounded by surface parking lots and unutilized private riverfront property. Crawford Hoying ultimately sold seven of the 10 acres on the river to the City of Dublin, providing the City with the opportunity to complete their longstanding vision for a downtown riverfront park flanking both sides of the Scioto River, joined by their iconic pedestrian bridge, The Link. This park and pedestrian bridge were the catalyst for the $500+ million Bridge Park project on the east bank of the river.

Bridge Park West consists of multiple components: Phase I was one of the most complicated buildings ever completed in Central Ohio due to its massive slope changes and challenging buildout. It includes a parking garage wrapped on three sides by for-sale condominiums (including private garages) and a mixed-use building with office space and retail/restaurant space. Phase II includes a separate building with restaurant space, retail space and for-rent apartments. Crawford Hoying also acted as the construction manager for the City of Dublin for the “West Plaza'', the landing area for the pedestrian bridge which includes lounge seating and stunning views. Completed in 2019, the West Plaza spans both phases of the project and is a signature project for the City of Dublin as a gateway into the City’s Historic District.

Bridge Park West has overcome enormous obstacles in order to come to fruition, including existing building leasehold encumbrances, project approval challenges, extreme site topography, utility, ODOT and US Army Corps of Engineers easements, complex public-private partnership including use of Community Reinvestment Act, New Community Authority and developer-purchased bonds; and post-recession condo financing hurdles.

The development has provided significant benefits to the existing historic Dublin district, including new public parking spaces and new modern lease space. With the completion of the pedestrian bridge and Riverside Crossing Park, Bridge Park West serves as an extension to the downtown Dublin landscape and impacts the community for many years to come.
